What We Do?

Once we start working with clients, we do whatever it takes to market their properties as best as we can. This includes keeping the properties in hotel condition, taking studio quality pictures and posting the listings online.

All the properties we work with, especially the short term rental options, are all well maintained by Luke Capital Group with cleaning services attending them between 1-2 times per week at least. Small maintenance is also performed on these properties in order to keep maintenance costs low for landlords in the event of an “end of term” payment.

Overall this means that there is more profit for the landlord. We focus on building long term, healthy relationships with our clients where we both benefit. How much does it cost to hire a property manager?

Most property management companies charge a monthly fee of between 8% – 12% of the monthly rent collected for a standard assured short term tenancy management. If the rent on your home is £1,200 per month the property management fee would be £120 based on an average fee of 10%.

At the Luke Capital Group we enhance that revenue through our exclusive premium landlord service, operating your property as a short term rental service rather than housing tenants which is proven to dramatically increase your monthly revenue and profits. The going rate for such a service is 10% – 25%. Currently we charge 15% plus VAT.

Do property managers do anything?

The property manager’s responsibilities might include supervising and coordinating building maintenance and work orders, doing light handyman and cleaning work, resolving tenant concerns and complaints, advertising, showing and renting vacant units, collecting and depositing rent and communicating regularly with the tenants. As mentioned above we don’t manage tenants here at the Luke Capital Group however we can manage your guests.
